Online real estate portal Square Yards has released a report titled "Cities in Motion - Tracing 30 Years of Urban Expansion in Key Indian Cities." According to this report, the urban built-up area in India's top eight cities has nearly doubled over the past 30 years. A total of 2,136 square kilometers of urban built-up area has been added since 1995, bringing the current built-up area in India's top eight cities to 4,308 square kilometers. This represents a 98 percent increase in built-up area over 30 years.

Which city saw how much area growth?
Delhi NCR: Delhi NCR has added the most built-up land area, at 400 square kilometers. Delhi's built-up area, which was 567 square kilometers 30 years ago, has now grown to 967 square kilometers, the largest among cities. This is due to large-scale infrastructure projects connecting various industrial, technological, and financial centers in the region.
Ahmedabad: Ahmedabad's built-up area has increased by 102 percent, from 141 square kilometers in 1995 to 285 square kilometers in 2025, an increase of 144 square kilometers.

This growth reflects economic diversification from the city's industrial base to include the finance, IT, and automotive sectors, with visionary projects like GIFT City serving as a key driving force.

Bengaluru: Bengaluru's built-up area has grown by 186%, the second-highest rate among all cities. Its area has increased from 174 square kilometers to 489 square kilometers, an increase of 315 square kilometers. This expansion is driven by continued growth in the technology sector and investments in strategic infrastructure like the Namma Metro.

Chennai: Chennai's built-up area has increased by 137%. Over the past 30 years, the city's area has grown from 197 square kilometers to 467 square kilometers, an increase of 270 square kilometers. The city's diverse economic base, which includes its established automotive sector, a growing IT industry, and a major medical tourism hub, has driven this urban growth.

Hyderabad: Hyderabad's built-up area has increased from 267 to 519 square kilometers, a 95% increase in the city's area. This is due to the city's emergence as a major destination for the technology and pharmaceutical industries, thanks to favorable government policies.

Kolkata: Kolkata's built-up area has increased by 87 percent from 328 to 611 square kilometers. The city's role as Eastern India's primary IT hub has fueled this growth, further boosted by the development of planned townships and the upgrade of critical infrastructure.

Mumbai MMR: The Mumbai Metropolitan Region (MMR) has seen the lowest urban expansion. Over 30 years, the region's built-up area has grown by a meager 43 percent, from 412 to 588 square kilometers, despite being India's second most populous region.


Pune: Pune recorded the highest rate of urban expansion at 332 percent. The urban built-up area in Pune was just 86 square kilometres in 1995, which increased more than three times to 373 square kilometres in 2025. 287
